These terms govern use of the Lodging.ae website and app, bookings, listing requests, loyalty programs, and any related dealings between us and guests, owners, visitors, and users of the platform.

Welcome to Lodging.ae. By accessing, browsing, or using our platform in any way, you acknowledge that you have read, understood, and agree to be bound by these Terms & Conditions. If you do not agree, please do not use our services.
1. About Lodging.ae
Lodging.ae is a licensed online booking platform for chalets, farms, villas, and resorts across the United Arab Emirates, operated under the Dubai Department of Economy & Tourism (License No. 1186255). Lodging.ae acts solely as an intermediary platform that facilitates bookings between guests and property owners. We do not own, operate, manage, or control any listed properties.
2. Role of the Platform
Lodging.ae provides a technology platform that connects guests with property owners. We are not a party to any rental agreement between the guest and the property owner. The contractual relationship for the property rental exists directly between the guest and the property owner. Lodging.ae's role is limited to facilitating communication, payment processing, and coordination.
3. Booking Process
- Browse available properties and select your preferred dates
- Complete the booking form with your personal details
- Choose your payment method (Credit Card, Tabby, Tamara, or Bank Transfer)
- Your booking is submitted for property owner confirmation
- Once confirmed, payment is processed and you receive a booking confirmation
A booking is not confirmed until the property owner explicitly accepts it and payment is successfully processed. Lodging.ae reserves the right to cancel or reject any booking at its sole discretion if it determines that the booking may result in a violation of these terms or applicable laws.
4. Pricing & Fees
- Property prices are set by property owners and displayed on each listing page
- A service fee applies to all bookings to cover platform services, payment processing, and operational costs. The applicable fee rate will be displayed at checkout
- Prices may be subject to change without prior notice based on property owner decisions, seasonal adjustments, or market conditions
- The service fee is non-refundable
- Lodging.ae reserves the right to adjust fee structures at any time
5. Payment Methods
- Credit/Debit Card: Full amount charged at confirmation via secure payment gateway
- Tabby: Pay in installments as per Tabby's terms
- Tamara: Split payments as per Tamara's terms
- Bank Transfer: A deposit is required to confirm your booking. The remaining balance is paid as agreed
By using any payment method, you agree to the respective payment provider's terms and conditions. Lodging.ae is not responsible for any issues arising from third-party payment processing.
6. Cancellation & Refund
Please refer to our Cancellation & Refund Policy for detailed terms. Lodging.ae reserves the right to determine refund eligibility on a case-by-case basis at its sole discretion.
7. Property Information
- Properties are listed using codes (e.g., LODGE-ADH-718) to protect property privacy
- Property details, photos, amenities, and descriptions are provided by property owners and may not always reflect the current condition
- Lodging.ae makes reasonable efforts to ensure accuracy but does not guarantee, warrant, or represent that any property information is complete, accurate, or up-to-date
- Arrival information (location, guard contact) is shared after booking confirmation
8. Guest Responsibilities
- Guests must respect property rules and guidelines as set by the property owner
- Any damage to the property during the stay is the guest's sole responsibility
- Guest must vacate the property by the agreed check-out time
- Maximum guest count must not exceed the property's stated capacity
- Guests are responsible for the conduct of all individuals they invite to the property
- Lodging.ae is not responsible for any disputes, damages, injuries, or issues that arise during the stay
9. Cashback & Loyalty Program
- Eligible guests may earn cashback on qualifying bookings as determined by Lodging.ae
- Cashback is credited to your Lodging.ae wallet
- Cashback can be used as a discount on future bookings
- Cashback cannot be combined with other promotional offers — one benefit per booking
- Lodging.ae reserves the right to modify, suspend, or terminate the loyalty program, cashback rates, or eligibility criteria at any time without prior notice
- Cashback balances may expire if not used within a period determined by Lodging.ae
10. Limitation of Liability
To the maximum extent permitted by applicable law:
- Lodging.ae acts solely as an intermediary and shall not be liable for the condition, quality, safety, legality, or suitability of any listed property
- Lodging.ae is not liable for any direct, indirect, incidental, consequential, or punitive damages arising from the use of our platform or any property booked through it
- Our total aggregate liability, if any, shall not exceed the service fee paid by the user for the specific booking in question
- Lodging.ae is not liable for any loss, theft, injury, or damage occurring at any property
- Lodging.ae is not responsible for the actions, omissions, or conduct of property owners, their staff, or any third parties
11. Indemnification
You agree to indemnify, defend, and hold harmless Lodging.ae, its officers, directors, employees, and agents from and against any and all claims, liabilities, damages, losses, costs, and expenses (including legal fees) arising from your use of the platform, violation of these terms, or any dispute between you and a property owner.
12. Force Majeure
Lodging.ae shall not be liable for any failure or delay in performing its obligations due to circumstances beyond its reasonable control, including but not limited to natural disasters, pandemics, government actions or restrictions, war, civil unrest, strikes, power outages, internet disruptions, or any other force majeure event.
13. Intellectual Property
All content on Lodging.ae, including but not limited to text, graphics, logos, and software, is the property of Lodging.ae or its licensors and is protected by applicable intellectual property laws. Unauthorized use is prohibited.
14. Privacy
Your use of our platform is also governed by our Privacy Policy. By using Lodging.ae, you consent to the collection and use of your information as described therein.
15. Modifications to Terms
Lodging.ae reserves the right to modify, update, or revise these Terms & Conditions at any time and at its sole discretion, without prior notice to users. Changes take effect immediately upon being published on the platform. Your continued use of the platform after any changes constitutes your acceptance of the revised terms. It is your responsibility to review these terms periodically.
16. Governing Law & Dispute Resolution
These Terms & Conditions are governed by and construed in accordance with the laws of the United Arab Emirates. Any disputes arising from or in connection with these terms or the use of the platform shall be subject to the exclusive jurisdiction of the courts of Dubai, UAE. Before initiating any legal proceedings, both parties agree to attempt to resolve disputes through good-faith negotiation.
17. Severability
If any provision of these terms is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
18. Entire Agreement
These Terms & Conditions, together with the Privacy Policy and Cancellation & Refund Policy, constitute the entire agreement between you and Lodging.ae regarding the use of the platform.

Please read these terms together with the Privacy Policy, Cancellation & Refund Policy, and any special terms displayed on the property page or in the booking confirmation/document. Where applicable law grants a mandatory non-waivable right, that right remains effective and prevails over any conflicting term on this page.
1. Acceptance and Scope
- Browsing the platform, creating an account, listing a property, completing a booking, or paying any amount through Lodging.ae constitutes acceptance of these terms.
- If you act on behalf of an owner, company, or operating entity, you confirm that you have the legal authority required to bind that party to these terms.
- Any additional terms published on the property page, during checkout, in booking documents, or in cashback/loyalty programs form part of and supplement these terms.
2. The Role of Lodging.ae
- Lodging.ae operates as a digital platform, booking intermediary, and electronic transaction aggregator between the guest and the owner/operator, and is not the property owner or day-to-day operator unless expressly stated otherwise.
- The stay contract itself, access to the property, the property’s actual condition, rules of use, on-site services, deposits, and any damage or on-site violations remain directly between the guest and the owner/operator.
- Lodging.ae may facilitate booking, collection, customer support, and coordination, but that does not mean it takes possession of the property or assumes daily operating responsibility for it.
3. Accounts, Identity, and Fraud Prevention
- You must provide accurate and current information when registering, booking, or listing, and you remain responsible for login confidentiality and all activity carried out through your account.
- Lodging.ae may request proof of identity, age, ownership, authority, or payment method, and may delay, refuse, or cancel any transaction in cases of suspected fraud, misuse, or regulatory risk.
- You may not use cards or accounts you are not entitled to use, create false identities, manipulate reviews, scrape platform data by automated means, or attempt to bypass security controls.
4. Pricing, Booking, and Payment
- A booking is not considered confirmed until the payment method is approved or the booking is accepted in the system and a booking number or confirmation notice is issued by Lodging.ae.
- The displayed total may include the stay price, platform fees, administrative or payment-method charges, and any discounts or promotional benefits applied at the time of booking.
- Payment methods such as Stripe, Tabby, Tamara, and bank-transfer arrangements remain subject to their own terms, controls, and approvals, and may be declined, cancelled, or delayed by the payment provider.
- Lodging.ae retains records of terms acceptance, acceptance time, IP address, and related payment/communication data for evidence, compliance, and dispute-handling purposes.
5. Guest and User Obligations
- The guest must respect the permitted guest count, check-in/check-out times, property rules, displayed instructions, and any legal or safety requirements applicable to the site or surrounding area.
- The guest is responsible for the conduct of accompanying persons and for any damage, excessive cleaning, loss, violation, or extra charge arising from use of the property or breach of stated limits.
- You may not use the property or the platform for unlawful, disruptive, offensive, or unsafe activity, or in any way that exposes the owner, neighbours, or the platform to risk, complaints, or liability.
6. Owner / Operator Obligations
- The owner/operator must keep property images, description, pricing, availability, location, cancellation rules, check-in/out details, house rules, and any on-site deposit or additional charge accurate and up to date.
- The owner/operator is responsible for licences, permits, safety, cleanliness, property readiness, and the legality of listing and hosting guests at the property.
- Confirmed bookings must be honoured and calendars kept current. Lodging.ae may suspend, hide, or terminate a listing in cases of repeated owner cancellations, misrepresentation, serious complaints, or delivery failure.
7. Deposits, Damages, and Off-Platform Charges
- Any refundable insurance/deposit shown on the property page or booking document is, unless expressly stated otherwise, a direct arrangement between the guest and the owner and is collected/returned by the owner.
- The owner may claim documented compensation or charges for damage, breach, excessive cleaning, extra persons, or late checkout, subject to what was properly disclosed and permitted by law.
- Lodging.ae does not collect or refund deposits and does not mediate or adjudicate deposit or damage disputes between guest and owner.
8. Cancellation, Date Changes, and Loyalty Programs
- If the booking is still pending before confirmation, it may be cancelled without fees because the amount has not yet been finally captured. Once confirmed, the governing cancellation and refund rule is the property-specific policy displayed on the property page, checkout, and booking document.
- If the guest cancels a confirmed booking, administrative fees are non-refundable and the booking amount follows the owner policy for that property. If the owner cancels a confirmed booking, the guest receives a full refund without deduction.
- Date-change requests are governed by the property policy, owner approval, and availability. If approved, administrative fees may apply to the new transaction, higher price differences are charged, and lower price differences are not refunded.
- Cashback, loyalty, referral, and coupon programs are promotional benefits that may be modified, suspended, cancelled, or clawed back in cases of misuse, fraud, or conflict with booking policies.
9. Communications, Content, and Reviews
- By using the platform, you agree to receive operational and service communications relating to bookings, account matters, or security via email, phone, SMS, WhatsApp, or notifications.
- You may opt out of marketing communications where available, but you may not opt out of essential messages required to confirm, operate, or settle a booking or dispute.
- Lodging.ae may review, hide, or remove any review, image, or content if it is false, misleading, abusive, unlawful, or exposes the platform or others to liability.
10. Non-Circumvention, Suspension, and Indemnity
- Owners and guests may not use information or leads obtained through Lodging.ae to arrange side bookings, bypass the platform, or avoid fees due to it.
- Lodging.ae may suspend, restrict, or cancel any account, booking, or listing for breach of these terms, fraud, abuse of complaints/refunds, or for security or regulatory reasons.
- To the extent permitted by law, the user or owner agrees to indemnify and defend Lodging.ae against reasonable claims, losses, or expenses arising from breach of these terms, the property itself, or unlawful use of the platform.
11. Liability Limits and Force Majeure
- To the maximum extent permitted by law, the platform and its services are provided on an availability basis, and Lodging.ae is not directly responsible for utility outages, owner/neighbour conduct, weather, government restrictions, payment-provider outages, or other circumstances beyond reasonable control.
- Nothing on this page shall be interpreted as excluding or restricting any right or protection that applicable law does not allow to be excluded or restricted.
- Except where the law expressly requires otherwise, Lodging.ae’s aggregate direct liability for a specific booking shall not exceed the fees actually retained by the platform for the booking in dispute.
12. Complaints, Governing Law, and Disputes
- For any complaint or claim, you should provide the booking number, relevant details, and available evidence through the support channels below so that we can attempt handling and preserve a record.
- We prefer to attempt good-faith resolution within a reasonable period before court proceedings or arbitration where applicable.
- These terms are governed by the laws of the United Arab Emirates, and Dubai courts shall have jurisdiction unless applicable law or a competent authority requires otherwise. This does not limit any mandatory right to file a complaint with a competent official authority.
13. Changes to These Terms
- Lodging.ae may update these terms, policies, fees, service descriptions, or reward programs at any time, and the version published on the site takes effect from its stated effective date.
- If a booking has already been confirmed, new amendments are interpreted so as not to override what was accepted at the time of booking except where required by law or by safety/compliance obligations.
